    Buying a home is one of the most important purchases you will make in your lifetime, so you should be sure that the home you want to buy is in good condition. A  home inspection is an evaluation of a home's condition by a trained expert. During a home inspection, a qualified inspector takes an in-depth and impartial look at the home you plan to buy. A Pre-purchase inspection is usually performed after a home has been put on the Real Estate market by a seller, but before a potential buyer has taken possession of the home prior to the closing contract. A contingency agreement between the buyer and seller is signed prior to the home inspection. If the home fails to meet the buyers expectations as a result of the home inspection, then the sale of the home could be jeopardized. A buyer's inspection will help to identify damages or defects that may exist with the home. Buyers and sellers can either renegotiate the selling price or the seller has the option of making repairs of the home,at sellers expense, prior to close of escrow.

       A HouseAbout  home inspection is a visual examination of the physical structure and major interior systems of a home. A HouseAbout home inspection is not an appraisal, a code inspection, a guarantee, and/or an insurance policy on the condition of the home. During the inspection, I will review the readily accessible exposed portions of the structure of the home, including the roof, attic, walls, ceilings, floors, windows, doors, basement, and foundation as well as the heating/air conditioning systems, interior plumbing and electrical systems for potential problems. A home inspection is not intended to point out every small problem or any invisible or latent defects in a home.
      I recommend that the buyer be present when I do an inspection. This allows the buyer to ask questions directly to me and also obtain a better understanding of the condition of the home, how its systems work, and how to maintain it. I find the buyer has an easier time understanding the report if they are present during the inspection.
After the inspection is complete, you will receive a written report of the findings from me, usually within 24-48 hours.
      It is important for you, the buyer, to get an independent home inspection. I will thoroughly examine the condition of your future home and give you the information you need to make a wise decision.
